Terms & Conditions

These Terms & Conditions (the "Terms") apply to the 1XL Infra Channel Partner Portal, its registration forms, shared property pages and related services (together, the "Portal"). The Portal is operated by 1XL Infra ("1XL Infra", "we", "us"), 1XL Infra, Floor 141, Burj Khalifa, Downtown, Dubai, UAE.

By registering, signing in or otherwise using the Portal you agree to these Terms. If you do not agree, please do not use the Portal. How we handle personal data is explained in our Privacy Policy, and our use of cookies in our Cookie Policy.

The Portal is for real estate professionals and the staff who work with them. To use it you must:

• be at least 18 years old and able to enter into a binding contract;
• act in the course of a business or profession, not as a consumer buying property for yourself;
• hold any licence, registration or permit your country requires to market or broker real estate (for example a RERA registration, a broker card or a trade licence), and keep it valid; and
• not be barred from receiving our services under any applicable law or sanctions regime.

Joining the Portal is free. We may decline or withdraw a registration at our discretion.

You must give accurate, complete and current information when you register, and update it when it changes. Each account belongs to one person. Do not share your password, authenticator codes or sign-in links with anyone.

You are responsible for everything done through your account. Tell us straight away at channelpartner@1xl.com if you think someone else has accessed it. Staff accounts are issued and managed by the company that invited you, and their access ends when that company removes them.

Before you can be paid, we must verify your identity and business ("KYC"). The documents we ask for depend on the country you work from, for example PAN and Aadhaar in India, or Emirates ID, visa and trade licence details in the UAE. You confirm that every document you upload is genuine, belongs to you or your business, and is current.

Your commercial relationship with us, including commission rates, payment terms and territory, is set out in the Channel Partner Agreement you sign through the Portal. If anything in these Terms conflicts with your signed Agreement, the Agreement prevails.

Listings, prices, availability, floor plans, payment plans, brochures and images on the Portal are provided to help you market our projects. They are for information only, may change without notice, and are not an offer capable of acceptance. A unit is only reserved or sold once the developer's own booking and sale documents are signed.

When you share a property with a client (including through a share link), you must not alter prices, plans or terms, or present the information as your own offer. You are responsible for obtaining any advertising permit your local regulator requires before advertising a listing.

When you register a lead, book a site visit or submit anyone else's details, you confirm that the person has agreed to you sharing their information with us for that purpose, and that you have told them about our Privacy Policy.

Whether a sale is attributed to you is decided from the records in the Portal and the rules in your Channel Partner Agreement. Registering a lead does not by itself entitle you to a commission.

Commissions are earned and paid only under your signed Channel Partner Agreement, for transactions that close and are recorded through the Portal. Payment requires completed KYC, valid bank details in your name or your business's name, and any invoices or tax documents we reasonably ask for.

Figures shown on dashboards and reports are for your information and are not a promise of payment. We may withhold or recover commission on a transaction that is cancelled, refunded, disputed or connected with fraud or a breach of these Terms. Taxes on your commission are your responsibility unless the law requires us to withhold them.

By registering you agree that we may contact you by email, WhatsApp, phone and in-Portal notifications about your registration, verification, agreement, leads, visits, commissions and account security. These messages are part of the service and continue while your account is active.

We may also send you news about new projects and listings. You can ask us to stop these at any time by replying to the message or writing to channelpartner@1xl.com.

You must not:

• give false information, impersonate anyone, or upload documents that are forged or not yours;
• make misleading claims about our projects, prices, returns or commission structure;
• send unsolicited marketing to people who have not agreed to receive it;
• try to access accounts, data or parts of the Portal you are not authorised to use, or test its security without our written permission;
• copy, scrape or bulk-download listings or other users' data, or use them to build a competing service;
• upload malware, or interfere with the Portal's operation or other people's use of it; or
• use the Portal for anything unlawful, including money laundering or breaching sanctions.

You keep ownership of the documents, images and information you upload. You allow us to store, copy, process and share them as needed to run the Portal, verify you, prepare and perform your agreement, and meet our legal obligations, as described in the Privacy Policy. You confirm you have the right to upload them.

The Portal, its software and design, the 1XL Infra name and logo, and the listing material we provide are owned by us, the developers we work with or our licensors. We give you a limited, revocable, non-transferable licence to use them only to market our projects while your account is active. No other rights are granted.

Information we share with partners that is not public, such as unreleased projects, price sheets, unit inventories, commission terms and other partners' or clients' details, is confidential. Use it only to perform your role and do not disclose it to anyone else, during your partnership and after it ends.

We work to keep the Portal available and secure but do not guarantee it will be uninterrupted or error-free. We may change, add or remove features at any time, and may take the Portal offline for maintenance.

You can ask us to close your account at any time by writing to channelpartner@1xl.com. We may suspend or close an account if these Terms or your Channel Partner Agreement are breached, if verification cannot be completed, if we are required to by law, or if an account has been inactive for a long time.

Closing an account does not affect commissions already earned under your Agreement, or any section of these Terms that by its nature should continue, such as confidentiality and liability.

The Portal is provided "as is" and "as available". To the extent the law allows, we exclude all implied warranties, and we are not liable for loss of profit, business, opportunity or data, or for any indirect or consequential loss, arising from your use of the Portal.

Nothing in these Terms limits liability that cannot be limited by law, including for fraud. Liability for commissions is governed by your Channel Partner Agreement.

You agree to compensate us for losses, claims and costs we suffer because you breached these Terms, broke the law, or misrepresented our projects to a client.

We may update these Terms. The date at the top of this page shows when they last changed. We will tell you about material changes by email or in the Portal before they take effect. If you keep using the Portal after that, the updated Terms apply to you.

These Terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. The courts of Dubai have exclusive jurisdiction over any dispute about them, unless a law that cannot be excluded gives you the right to bring proceedings where you live.
